Due to our recent relocation and the success of advertising in the UK, also working with UK and Spanish collaborators, we urgently require new properties on Camposol and the surrounding areas.

Since opening our office on sector B we have become more visual to passing clients, as well as clients who have already booked to come and view with us prior to arrival in Spain.

With our rental business many clients who book a property with us are coming out not just for a holiday but with an intention of purchasing also.

We are also in the process of improving our web presence with a new property website and database.  Both our websites will be updated and our rental business Camposol Properties which ranks high in the search engines will also be advertising property sales in due course.

Due to our success since moving we are also due to increase our work force on both the rental and property sales business’s.

A visit to your property is required to provide a valuation.

Site of your Escritura or recent Nota Simple.  We can take copies.

Nie and Passport.

Recent IBI, electricity and water bills.

Inventory of all items to be included in the sale – we can provide you with our form if necessary.

Energy Certificate – we can arrange for you if you required.

Details of your legal representative, or we can provide recommendations.

 

VIEWINGS

Once a viewing has been arranged, if you are not living at the premises, then we will accompany all clients.

Feedback is given via email if requested.

 

Purchasing a property   

What costs do I have to Pay?

The agents and Abogado (Spanish solicitor)/legal representatives fees. Plus Valia – this is a capital gains tax, worked out by your local council – your solicitor/legal representative will confirm this amount. If you are not a fiscal resident then 3% non residents tax. IBI up todate. If you have a communal pool then this has to be paid up todate.

What documents are required to sell my property?

Escritura -deeds, Fin de Obra, utility bills, copy of your passport/residencia and NIE, Energy Performance Certificate and inventory of items included in the sale, solicitors details, or legal representative. You do not legally require an Abogado (solicitor), but would recommend, to ensure that all relevant taxes are paid. All structural modifications will require a license, that also includes a swimming pool. If these documents are not in place, then the purchasers solicitors/legal representative will insist on a retention being held back to pay for the documents.

What deposit is taken when I agree to sell my property?

A deposit to secure your purchase is 10% of the purchase price, a €3000 deposit is just a holding fee and is not secure until the 10% is received. This deposit is held in a Client Account until completion. This deposit is non refundable to the buyer if they decide not to proceed with the transaction (unless a mortgage is involved). Should the seller withdraw from the sale then they are obliged to refund the 10% deposit plus a further 10% to the buyer. FOR THE PURCHASER – we can assist in as much or little of the process in obtaining paperwork.

What documentation do I need to buy a property in Spain?

Upon finding your suitable property, you will need to obtain an NIE number (Numero de Identificacion de Extranjero) – some Abogado’s (Spanish solicitors) can obtain this for you, they will have to obtain Power of Attorney to do this. You will require a Spanish bank account also. We can also help with opening a Currency Exchange account, it is far cheaper than sending foreign currency direct from your bank.

Is a survey a legal requirement when buying in Spain?

If you are a cash buyer, then the choice is yours. If it is an old property then obviously we would recommend that you have one. If you are purchasing via a mortgage then yes the bank automatically insist on one.

What are the purchasing costs?

You will have to obtain an NIE number for all who will be named on the Escritura/Deeds. Notary fees, solicitor fees, land register, water and electricity contracts, and IVA of 8% if resale and 10% if new build, of the purchase price. We always say allow 12% of the purchase price to cover your costs, that is a maximum. Some solicitors will give you a package including all relevant costs, it’s worth asking. If giving Power of Attorney, then this fee is always separate.

How long is the purchase to completion process?

The timescale really depends on whether it is a straight forward cash sale or mortgage. If it is a straight forward cash sale, then the completion date is agreed at the time of negotiations. This can be anywhere between 2 weeks to 6 months, sometimes longer depending on buyers/sellers circumstances.

 

 

 

 

Rentals

If under occupancy is there an addition charge?

The rates quoted are for the villa, not per person.

 

Is there a certain check in day?

The majority of the villas have flexible changeover days, obviously subject to availability.  If an owner states that check ins have to be a certain day, then this will be advertised.  Please always check prior to booking your flights..

 

What is the minimum stay?

Our owners state that a 7-night stay is a minimum.  You can book for a shorter stay but the weekly charge is applicable.

 

What are the check in and check out times?

Check in is after 4pm to allow for cleaning and launder.  Check outs are 10am on day of departure, unless agreed otherwise.

 

Can a late check out be orgainised?

We can only agree a late check out a few days before your scheduled departure.   It depends on whether an arrival is expected in to the villa the same day as you are checking out, and whether the cleaning rotas can accommodate.   We can not guarantee.

 

Can an early check in be organised?

Again as with the late check out.  We can only confirm a few days before your scheduled arrival.  This is dependent on  if there is a back to back booking and clients leaving on your arrival day.  On occasions we can accommodate but can not guarantee.

 

How often will the villa and if applicable the pool be cleaned?

A 7 night stay, the villa will be cleaned prior to your arrival and following your departure.  If you require additional cleaning then this has to be confirmed on booking, a fee will be applicable.  The swimming pools are cleaned once a week.  

 

Can friends and family visit our villa?

Visitors are allowed, please ensure that you confirm with the agent prior to arrival.  The villas are for the use of the people on the booking form only.

 

How is payment taken for the villa?

Someone will telephone you at an agreed time to take your payment details via either Debit or Credit Card.  Please note that the bank payments are taken in euros, as our bank is in Spain.  So when paying the rate for the day will be used to convert the sterling into euros.

 

How is the security deposit paid and when is it refunded?

The payment will be taken with your balance payment.  This will be refunded direct to your card after the cleaner returns the required report in to the office, usually within a week of your departure.  This will then process the refund to your card.  Please note: the cleaner will confirm that all is in order, that all is clean (this includes the BBQ) and without damages.  If your rubbish has been removed from within the villa and the bbq has not been cleaned then there will be a charge.  Please report any damages whist in situ.  This then does not cause any issues after your departure.  You can either replace or an agreed amount will be held from the deposit.

 

How do we get to the villa and where do we collect the key from?

After receiving your balance payment and receipt, and flight details, an email will be forwarded to you confirming the villa address.  

 

On the day of arrival, we ask that once you leave your arrival airport that you ring the check in number to confirm that you are on your way to the property.  If you have flight delays of over 1 hour, then please let us know, otherwise you may have to wait to be checked in.   Either via email or the check in number – this will be on your arrival instruction email, please remember to bring with you.

 

If you would prefer to meet at a central point then please confirm when ringing to confirm that you are on your way from the arrival airport.

 

Who do we report any problems to?

Please ring the office on 0034 968592689, if out of office hours the answer phone will give the relevant number to ring for emergencies only, otherwise leave a message on the answerphone.

 

What is the procedure for cancellation?

Please note that the deposit is non refundable.  If you have paid in full then please refer to our booking ‘terms and conditions’ on our website.  We would recommend that you purchase Travel Insurance to cover all eventualities.

 

Are electric charges included in the price of a holiday let?

If an owner has a meter then this will be stated on the advert, including the amount the owner will add to the card.

 

If air conditioning is metered and you have to pay, then this will be stated on the advert.

 

Are towels and linen included in the rental price?

Bed linen and towels are provided at all of our properties. We advise that you bring your own towels for pool/beach use as these may not be provided. The villas towels are only for use inside the property and are not to be used outdoors, on the sun beds, or at the beach.

 

Baby equipment hire, is this available?

We do have a few villas which provide a cot and high chair, free of charge.  Please ask when booking.

There are local companies who do this kind of hire for a small charge.  We can provide the details.

 

Are an iron and ironing board provided?

Yes

 

Are hairdryers provided?

Not usually.

 

Are barbecues provided?

Yes, in some villas. Please enquire to confirm.

 

Do you organise airport transfers?

We can provide this service for a maximum of 4 people only, and have a limited service.  We can also provide you with local companies telephone numbers, we can not book this on your behalf, you have to book directly.  We would suggest that you pre book your airport transfer after booking your flight.

 

What is the electricity voltage?

The voltage is the same as in the UK - 240 volts, with 2-pin plug sockets.

 

Satellite TV in the villas, do they have English channels?

UK tv is mainly the freeview service, the villa description will confirm if full package.  All of the main channels are normally available.  Please note that sometimes reception can be affected by weather.  Also Sky are now trying to stop receiption of channels in Spain so some channels may be lost, which is out of our control. 

The majority of the local bars cover the sporting events.

 

Do all villas have internet access?

Quite a few of our villas do have internet service, which there is usually a small charge payable locally.  The property description will confirm if internet is available.

 

Can UK mobiles be used in Spain?

The majority do work in Spain, you need to ensure that your phone is set up with your UK supplier for international use.  Please note that in some rural areas you may not obtain a signal, especially in the mountains.

 

 

Long Term Lets

 

What do you class as a long term rental?​

There is a minimum of 3 months rental, to be classed as this type of rental.  Our contracts only cover 11 months maximum, but can be renewable after the period.

 

What is the process for renting on a long term rental contract?

We require 2 references, copy of your passport and driving license, NIE and also last 2 bills for previous address for water and electricity.

Your contract will be drawn up for the required period.  There is an option for either the Agent or the renter to default prior to this date by giving 2 months notice to quit.  On signing the contract then a security bond is payable, which equates to 1 months rental.   Before handing over the keys, the months rental payment is required in advance.  The following months rental will be paid on the same date, non payment will lead to immediate termination of contract.

Please note that the security bond will not be reimbursed until the property has been checked and all outstanding bills have been paid.  The property must be left as found, to a high standard of cleanliness otherwise a deduction will be made to bring back to our standards.

 

What about the utility charges?

In the majority of cases, the Aqualia – water, Iberdrola – electric – copy of the bills will be provided by the owner for payment.  Payment is required within 5 working days.

When entering the property readings of the water and electric will be recorded and also given to you.

Please note that some owners request payment of pool cleaning if applicable and internet useage. 

All charges to be paid will be confirmed prior to issuing a contract.
